Most repairs fall into clear ranges. Small fixes like a pipe boot replacement or a few missing shingles often run $150 to $450. Moderate work like leak tracing, flashing repair, or replacing a section of damaged shingles usually lands between $450 and $1,200. Larger storm damage repairs vary with scope, and you always get a firm written quote before any work starts. No surprises.

A full replacement means tearing off every shingle, replacing underlayment, and paying for a dumpster full of debris. A repair targets only the damaged area, which usually means a few hours of labor and a small amount of material. When damage is localized, a repair typically costs a small fraction of a replacement and buys you years of extra roof life.
Repair or Replace
Three factors decide it: age, extent of damage, and condition of the field shingles. If your roof is under about 15 years old, the damage is in one or two areas, and the rest of the shingles still have life, a repair is almost always the smart money. Widespread granule loss, curling shingles everywhere, or repeated leaks in different spots point toward replacement. We will show you photos either way so you can see what we see.
A professional repair does not void a shingle warranty, and fixing damage promptly actually protects you with your insurer. Neglected damage is what gets claims denied. We document every repair with photos, which gives you a clean record of maintenance if you ever need it.
It depends on the roof's overall age and condition, but a proper repair on an otherwise healthy roof routinely adds years of service. That is the whole idea: fix the problem area now, plan for replacement on your schedule later, instead of paying for a new roof years before you need one.
Leaks and Common Problems
Rarely from the middle of the roof. The usual suspects are flashing around chimneys and walls, cracked rubber pipe boots around vent pipes, valleys where two roof planes meet, and skylight seals. Water also travels, so the stain on your ceiling can be several feet from the actual entry point. That is why we trace leaks from the roof down, not from the stain up.

Watch for water stains on ceilings or walls, shingle granules collecting in gutters, shingles that look lifted or creased, dark streaks that keep spreading, and any daylight visible in the attic. Any one of these is worth a free look. Small symptoms are cheap fixes; ignored ones get expensive.
Storms, Emergencies, and Insurance
First, stay off the roof. Take photos from the ground of anything visible, move valuables away from active drips, and call us. We can tarp the damaged area quickly to stop water intrusion, then document everything for your insurance claim before the permanent repair.

Storm and wind damage is often covered. Wear-and-tear items like an aging pipe boot usually are not, but they are also the cheapest fixes. We document damage with photos and a detailed assessment you can submit with your claim, and we can meet your adjuster on site if needed.
A denial is not always final. Sometimes the adjuster misses damage or the scope needs clarification, and our documentation helps homeowners ask for a re-inspection. And if the damage genuinely is not covered, we will give you a fair repair price so you can compare the real cost instead of guessing.
